
ABOUT US
Erick founded Studio 13 CDC to help mission-aligned organizations create more housing opportunities for low-income families.
As someone who grew up in a low-income household, Erick knows how transformative it can be to have a safe and stable home. He was lucky enough to start his career in affordable housing through the California Coalition for Rural Housing's Diversity in Rural Housing internship program, where he learned about acquisitions, building a capital stack, and taking projects through construction.
Since then, Erick has worked in affordable housing development, finance, and policy with organizations like The Housing Partnership Network, Massachusetts Housing Investment Corporation, Community HousingWorks, and the California Housing Partnership. He also spent a few years in grad school earning his Master's in Urban Planning and Master's in Public Policy from Harvard University.
Over the past 10+ years, Erick has:

Underwritten over $100M in debt and equity investments for affordable housing projects in his roles at CDFIs, which have collectively leveraged over $1B in additional investments.

Managed the due diligence process for $85M in acquisition, construction, and perm closings.

Managed the submission of response to NOFAs, 4% and 9% LIHTC application, tax-exempt bond application, and other gap funding applications.

Conducted statistical and geospatial analysis for public agencies and nonprofit partners to optimize their housing strategy.

UNDERWRITING FOR CDFI'S
We can underwrite pre-development and acquisition loans, as well as enterprise loans (i.e., working capital). We focus on sponsor strength, project feasibility, and take out strategy, and can adapt to your credit standards.
FINANCING APPLICATIONS
We manage all aspects of Affordable Housing application process. Whether it's a response to a NOFA, a tax credit application, or a CDFI Fund application, we take the heavy-lifting off of your hands so you can focus on high-level decision-making.
GEOSPATIAL & DATA ANALYSIS
We design research questions, identify relevant data sets, and use geospatial and statistical software to help answer important questions like where are evictions occurring?, where can the City of Albuquerque target funding for out of school time programming?, and who can afford rent in California?
PROJECT MANAGEMENT
We manage special projects that require a 'get smart, fast' approach. We identify stakeholders, completion schedule, and deliverables. This could be managing the due diligence process for an acquisition, designing the curriculum for a new leadership program, or managing the update of an organizations' process and procedures.

MATT HUERTA
Matt Huerta is the Managing Owner of Matt Huerta Consulting, LLC (MHC). He has over 22 years of experience developing hundreds of affordable rental and for sale homes and overseeing high-impact nonprofit programming in Northern California. Since 2016, MHC has been providing real estate development services, leadership coaching, and community initiatives support to several clients across the Monterey Bay and San Francisco Bay areas.

SASHA PELLERIN
Sasha is a multicultural advocate and educator passionate about breaking cycles of poverty for children who have been historically underserved. She has dedicated her life to improving outcomes for vulnerable children and their families through innovative social-impact strategies. She has currently the Director of Client Services at Contigo Ed, and most recently held positions as the Senior Policy Advisor for the City of Albuquerque. Sasha has a Master's degree from Harvard University and a Bachelor's degree from the University of New Mexico.
